Planning Permission for New Housing on Edge of Village

Salmon Planning Company were pleased to achieve outline planning permission over the summer for a housing scheme on the edge of a Somerset village.


Our client initially asked us to review the development potential of their paddock which lay outside, but close to, the village development boundary. Our advice was that the site had development potential given the shortfall in housing supply in the local area, and because the site was within walking distance to the centre of the village. 


Based on our assessment the client instructed us to prepare an outline planning application, which involved coordinating the project team which included an ecologist, drainage and highway engineers.  


Our in-house architecture team also prepared an illustrative site layout plan to demonstrate both the overall development capacity of the site, and to show the Council that the new housing would fit in with the character of the historic village.


Planning Permission New Housing

The application, as is often the case with proposals for new housing, faced opposition from some residents and the Parish Council, but we remained convinced that there was a sound planning case for granting approval. During the determination of the application, we rebutted the issues raised by objectors and re-engaged our own highway specialist to address the technical points raised by the Council.


Our persistence paid off when planning permission was finally granted under the Planning Officer’s delegated powers without the need for the application to be considered by the Council’s Planning Committee.
